EXISTING DOOR REPLACEMENT GUIDELINES VS AMENDMENT PROPOSAL
It’s been brought to our attention that there may be a concern that the verbiage in the proposed amendment to the Declarations seems unduly permissive. Please understand that the verbiage is not being added, per se, that it essentially already exists for the entry doors and windows in 5.2. The amendment would expand the specifics to include all openings as an extension of the intent to allow the board to better protect the property, its value and to minimize common cost on behalf of the association overall as a component to being fiduciaries.
Our current Declarations state: All replacement doors (…and windows) must be approved by the Board of Directors before installation, and the Board of Directors may adopt, and from time to time amend, guidelines and standards indicating the color, materials, appearance, and design elements of replacement front entrance doors (…and windows).
This is a tool for the protection of the association and our property as a whole, to permit the sitting board to take action on behalf of, or to otherwise benefit, the unit owners when/if warranted, i.e., if requested by popular demand. It also allows for actions/activities by the Architectural Committee, again, on behalf of the association, through participation.
