 WE WOULD ALSO NEED A COUPLE VOLUNTEERS AT THE ENTRANCE FOR PACKAGE DELIVERY.   WE ARE TRYING TO KEEP ALL TRAFFIC
 TO A MINIMUM.   CHECK YOUR TRACKING !

A/C DRAIN ISSUES

             Hello fellow unit owners,

 

It’s been ultra-hot and humid this summer, so lots of condensation to drain off from the air handling units.

 

As such, in the last 4 weeks we’ve had 4 instances of a/c condensation drains clogging and causing water damage in adjacent units.

 

These drains are common to two units, one above and below.

 

While we recommend periodic a/c service, at least once a year, that may not be enough to prevent these clogs.

 

If your drain hasn’t been cleared, or at least treated with white vinegar, in the last 6 months, now would be a good time to address this situation as a preventative measure.

 

About a month ago, Mark cleaned out the dry wells for phase 2, so the association has addressed its responsibility in this matter, the rest is up to us unit owners.

PROPOSED AMENDMENT TO THE DECLARATIONS

     Hello fellow unit owners,

 

Please find attached a draft of a proposed amendment to our declarations to adopt Miami-Dade County (HVHZ) code as our standard where unit apertures (openings, i.e., windows, door, etc.) are concerned for hurricane protections. The wind mitigation form is also attached for reference.

 

This verbiage was co-written with our attorney who attests that a similar amendment was upheld in arbitration, as it provides for the protection of the association’s common property.  

 

Compliance will also allow for a 20% discount in our insurance rates, a $425 per year per unit average savings at current premiums.

 

It is our intent to have this amendment on the ballot for owner approval at the annual meeting.

 

Early adoption is encouraged, as the discounts start, per building, when all units become “wind mitigation” (HVHZ) compliant. No need to wait.

 

What can you do now?

A.      If you have a Wind Mitigation inspection form showing HVHZ compliance (7.A box is checked), please provide a copy of the form to the office.

B.      If you don’t, you can use any Florida licensed inspector to review the unit to note what needs be done to attain compliance, if anything.

C.      The Wind Mitigation form noting all of our buildings have a “clip” rating is already on file with our insurance company. If you haven’t provided a copy from the office to your internal contents insurer, please do so as the first annual savings will generally pay for the unit inspection.
