UNIT ALTERATIONS – Change in Process

  

   Hello Fellow Unit Owners,
     Our engineers have made us aware that the anchors/screws used to fasten patio enclosure framing to 
concrete surfaces are a major source of our rebar spalling issues, and are the cause of many costly concrete
reconstruction repairs to our buildings.
     As a preventive measure going forward, all of these types of unit alterations will require the use of non-corrosive
material and epoxy sealants.
     To ensure compliance with this new directive, and for a number of other recurring issues/reasons as listed, we have
developed a registration form for all vendors (VRF) doing work on our property (see attachment).
     The requirement for a signed copy of his form for the unit file, approved by a board member; will be in the next iteration
of the Rules & Regulations to be voted on in the next board meeting.
     Please give a copy of this form to any vendor proposing to do work in, on, around, or on behalf of your unit that may require
any alterations to the unit/building/property (or it can be obtained in the office) to be completely filled out, turned in and 
and approved prior to work start. 
     Vendors on property without having provided a copy of the VRF will be required to leave the premises pending the
outcome of immediate review of any extenuating circumstances.   
     Your cooperation will be appreciated by your fellow unit owners as you may appreciate when others comply.

Warner Creek Bed Maintenance

         

Fellow unit owners,

 

We have received a couple of proposals for the creek bank maintenance behind building 1.

 

To restore the rip-rap to current erosion prevention standards and in accordance with FDEP regulations, two qualified contractors propose to charge ~$270,000 – $290,000 plus permits, fill dirt costs and engineering fees. We are waiting on a third bid, per our documents, but don’t believe there will be much difference.

 

As we had budgeted just $100k for the work (anticipating 2x the 2019 signed contract cost), there will likely be a one-time assessment of ~$1,100 – $1,200 per unit to move forward with the restoration of the eroded creek bank.

 

Responses to the question of why it’s now going to cost us more than 5-6 times the $49,000 we had contracted for in 2019 range from a general post-pandemic increase in labor and material costs to the

current work as proposed is more comprehensive than the 2019 contract called for.

Front Door Painting

    A painter is available to paint the newly installed impact doors.    The charge would be $75,00 to be

   paid by the owner upon completion.      The paint would be supplied by River Club at no charge.

   We need at least 5 to 6 people at a time to sign up in order to secure this price.    If doors are done 
  on a one to one basis by the painter, the cost would be higher.            

   A sign-up sheet will be on the Office Bulletin Board until October 1st.
